A guide to renting a property
It is always a good idea to have your home in good showing condition before you place it for sale or rental. There will undoubtedly be very similar properties on the market and first impressions really do count. So if you have water damage and the house smells of damp please get it fixed as most clients will make their mind up within 10 seconds of entering a property on whether it is for them or not. Other examples include paintwork; interior and exterior, marble floors; maybe have them polished, if you have a garden keep it clean and tidy and don't leave anything unsightly lying around. On the day of viewing try to keep the house as tidy as you can, as although prospective buyers/tenants are aware you are living in the house, it is not a great idea to leave dirty clothes or towels around (for example!)
As a landlord you have an obligation to ensure that your property is in a safe condition. If your property needs any work or alterations made let us know and we will be happy to arrange this for you.
To increase your viewing opportunities make sure your agent is giving you maximum exposure in the market and has flexible opening hours. Chestertons affinity does not work to strict office hours, we do not close for siesta, lunch or weekends. We are available seven days a week all year round. If a Sunday is the only day you can make a viewing then a Sunday it will be as we appreciate your time is important. We aim to be as flexible as we can in order to accommodate our clients’ needs.
Once a suitable tenant has been found we will apply for references on your behalf. Some tenants prefer to rent managed properties. Chestertons affinty offers a management service that guarantees 24-hour care for both your property and your tenant. After finding you a tenant we can take care of both them and you/your property throughout the tenancy period, including collecting rent payments or more complicated issues such as a water leak, no satellite TV or being locked out of the property. We offer a 24-hour call out service meaning you can sit back and relax knowing everything is being dealt with by us. To ensure a smooth running tenancy it is important to have a professional agreement in place. We will draw up the relevant paperwork including the tenancy agreement. We will take an inventory of the contents and the general condition of the property will be recorded prior to commencement of the tenancy. We can take photographs or videos showing the condition of the property. This will be supplied to both the landlord and tenant if required. We will collect the rent on your behalf and Chestertons affinity will hold a deposit from the tenant. We will hold all deposits as a stakeholder to protect both landlord and tenant. Unless your property is let on a short-term basis you need to ensure letters are sent out transferring the utilities into the name of your tenant and keys are handed over unless both parties are happy to leave the utilities in the landlord's name. We can arrange for the transfer of utilities as and when is necessary but it is important that more than one set of keys are left with us.
At the end of the tenancy period we can also manage the check out process for you including the checking of the inventory, return of the deposit, collection of keys and the inspection/repair of any damage to the property.
